I'm trying to fade out a mix and I'm finding that when I mix down my tracks for some reason the master fade is not recorded in the mixed down track. It works fine until it's mixed down. Is there something I'm missing.

No. The master fade is not included in mix down because when you play back after mix down you will then have two master fades occurring. This is a known problem/feature.

If you just need a fade out, use the audio fade command on the final audio after mixing.
